The Nové Butovice location has undergone a fundamental transformation in the last 20 years. The intention of the TOP TOWER project should therefore certainly not be a drab expansion of the façade of the local existing administrative development, but something that will emphasise the uniqueness of this location and possibly help make it more attractive.

It is assumed that the project will have multiple purposes simultaneously within the terms of design of the TOP TOWER building. As well as residential and office space, it should also contain substantial public areas, which will be intended for example for business premises and shops. Other forms of cultural use are also possible, or even a new and better quality public space between both exits from Nové Butovice metro station, which will adjoin the future building. There will also be an observation point at the highest point of TOP TOWER, which will be open up a panoramic view of the south west city and other adjoining areas to the public.

The design also counts on a system for catching and managing rainwater, which will be used within the terms of standard operation of the building or for watering vegetation. The parking spaces below the building will be accessible to the public as shared parking. The investor also assumes that TOP TOWER will be energy efficient with an LEED Gold certificate.

The investor simultaneously initiates and takes specific steps, the purpose of which is expansion of the number of preferential parking places for local residents and others in the surrounding area. A new multi-storey car park will be built approx. 200 metres from the building at the intersection of Bucharova and Petrzílkova streets.

TOP TOWER will be built right next to Nové Butovice metro station and will also be connected to the new, practically kilometre long pedestrian zone, leading from the metro station through central Sluneční Square to Hůrka Station. At the same time it will be built practically next to the existing projects for the Cyberdog technological-information centre, the Trifot sculpture by David Černý or the SMART complex, which incudes the Czech Photo Centre photo gallery, which focuses on contemporary modern photography.




Meeting with the public

A meeting took place on Monday on 2 September in the area of the Czech Photo Centre gallery at the initiative of the project investor, with the goal of providing information and obtaining stimuli regarding the future form and use of the TOP TOWER project. This meeting was also attended by representatives of Prague 13 city district and naturally also representatives of local institutions and organisations and members of the committees of homeowners’ associations of units from the surrounding area. The meeting resulted in a number of interesting and constructive stimuli and opinions.

Meeting with representatives of the Zelení/Piráti Praha 13 coalition

Representatives of the Zelení and Piráti Praha 13 parties were acquainted with the proposed project, the current state of preparations and the subsequent steps at this meeting. The investor and the project designer also obtained additional feedback concerning the proposed project, which is one of the guides for further work. The meeting helped increase awareness about the project and obtain additional important feedback.

reSITE 2019

Within terms of the “In Conversation with” programme block, co-founders of the Black n’ Arch studio
David Černý and Ing. arch. Tomáš Císař, who are also the authors of the TOP Tower project, appeared at the Prague reSITE conference together with other opinion leaders and urban architects.


Meeting with representatives of the individual homeowners’ associations of apartment units

Additional meetings between the investor, the project designer and representatives of individual homeowners’ associations of apartment units in the area surrounding the project took place during September. The purpose of these was to exchange opinions of the future form of the project and explain potential unclear issues. The investor intends to continue these meetings in the future.
