Trigema Investment Group has published its 2025 Annual Report, confirming the Group's strong financial position, growth in key performance indicators, and continued progress toward becoming a long-term stable investment platform. Total revenue from the Group's core activities increased to CZK 3.5 billion, profit before tax reached CZK 887 million, and net profit for the period amounted to approximately CZK 730 million. As of year-end, the Group's total assets stood at CZK 9.24 billion, while shareholders' equity increased to CZK 3.13 billion.

The year 2025 marked a period of further stabilization, growth, and significant strategic transformation for the Trigema Group. The Prague residential market continued its recovery and reached record-breaking sales volumes. Strong demand was driven by the gradual decline in mortgage interest rates, renewed lending activity, and the long-term shortage of high-quality residential developments. Against this backdrop, Trigema sold 340 apartments in Prague while continuing the construction and preparation of additional projects.

In Prague, we sold 340 apartments, continued the development of the LIHOVAR project in Smíchov, and further strengthened our rental housing segment, which we consider one of the key pillars of the Group's long-term strategy. Another major milestone was the establishment of Trigema Fund SICAV, an investment fund that combines income-generating assets with development projects and represents a new pillar of our future growth," says Marcel Soural, Chairman of the Board of Directors of Trigema.

In residential development, one of the year's major milestones was the completion and final approval of the Paprsek project in Stodůlky, which was almost entirely sold out during the year. Development also continued on the LIHOVAR project in Smíchov, which is gradually becoming the heart of the new Smíchov Riverside district, integrating owner-occupied and rental housing with gastronomy, services, and high-quality public spaces. The northern phase of the project received the prestigious Building of the Year 2025 award. The Group also expanded its development portfolio with a new residential project in Benešov, offering the potential for approximately 800 residential units.

Significant progress was also made in financing and financial reporting. For the first time, Trigema prepared its consolidated financial statements in accordance with IFRS, further enhancing the transparency and comparability of its financial reporting. At the same time, the Group completed the restructuring of its bond financing at the holding level. Its inaugural holding-level green bond issue, TRIGEMA F. 7.30/30, was fully subscribed in the amount of CZK 1.5 billion and is listed on the regulated market of the Prague Stock Exchange.

One of the most important milestones of 2025 was the establishment of Trigema Fund SICAV, a qualified investors' fund that combines stable income from rental and commercial properties with the growth potential of development projects. Its portfolio includes, among others, LIHOVAR, the planned Top Tower, Metro Invalidovna, Nahoru Resort Monínec, Nahoru Resort Rokytnice, and Dog in Dock Winery.

Throughout 2025, Trigema Building continued delivering major residential and public construction projects while further expanding the use of modern technologies, digitalized processes, and prefabrication. Key projects included LIHOVAR in Smíchov, Dueta Kamýk, and the completed Paprsek development in Stodůlky. The company also carried out projects for both public and private clients, including Prague Airport, the General University Hospital in Prague, the Administration of State Material Reserves, the City of Prague, and the Prague-Lipence municipal district.

The Group also continued developing its leisure and hospitality business under the Nahoru brand. Nahoru Resort Monínec launched a new alpine coaster and, thanks to SnowFactory and SnowStorage technologies, became the first ski resort in the Czech Republic to open the winter season. Nahoru Resort Rokytnice invested in snowmaking systems, service improvements, and the preparation of additional infrastructure. At Dog in Dock Winery, the accommodation, gastronomy, and community event offerings were further expanded while preparations continued for the next phase of the entire complex.

The year 2025 was also pivotal for the Group's data business. Following the merger of Flat Zone and Dataligence, the largest provider of residential market data in the Czech Republic was created. The new data ecosystem covers the entire property life cycle—from development and sales to valuation and long-term market monitoring.

Corporate responsibility and sustainability remain an integral part of the Trigema Group's operations. The Group continues to focus on energy-efficient buildings, the use of modern technologies, brownfield regeneration, the development of public spaces, and support for local communities wherever it operates. During 2025, Trigema continued supporting Centrum Paraple, Czech Photo, the Toulava region, Dejvické Theatre, Jatka78, and the Czech University of Life Sciences Prague volleyball team. An important role is also played by the Trigema Soural Family Foundation, which supports culture, education, community life, and social solidarity.
