The Trigema investment group has published its Annual Report for the past year, confirming the company’s stable financial position and growth in key indicators. Consolidated revenue increased year on year to CZK 2.009 billion, while total assets reached CZK 8.304 billion, representing another significant increase from CZK 7.320 billion in the previous year. The company’s equity rose to CZK 1.92 billion, further demonstrating its strong financial foundation.
Compared with 2023, the Group recorded a lower profit, primarily due to the decision to postpone the final approval and handover of sold units in the Paprsek project in Prague’s Stodůlky district until the first quarter of 2025. Although this decision temporarily reduced the company’s profitability in 2024, it will contribute significantly more to its financial results in 2025.
The overall results confirm the continued diversification of the Group’s activities, its emphasis on efficient asset management, and its ability to adapt to a dynamic market environment. Trigema therefore continues to reinforce its position as a stable and innovative player in property development, construction, and real estate management.
“2024 marked a positive turning point for us and a recovery in the real estate market. In Prague, we recorded a significant increase in demand for new housing, which exceeded the stagnant supply and led to continued price growth. This development coincided with a recovery in the mortgage market, where the volume of new loans rose significantly in response to expectations of falling interest rates. All of this naturally contributed to overall sales growth, particularly in the second half of last year. Trigema sold approximately 200 apartments in Prague and continued to expand its rental portfolio, which it considers essential to the future stability of its business. By 2030, it plans to develop and manage 1,000 rental apartments on a long-term basis. Last year, the premium Fragment project in Karlín reached full occupancy, and the rental of units at Lihovar was successfully launched. In addition to our operating results, our stability and performance were confirmed by an independent valuation institute, which valued the entire Group as at 31 December 2024 at more than CZK 5 billion after deducting all external liabilities. These results demonstrate responsible management, strategic planning focused on long-term objectives, and the exceptional commitment of our employees,” says Marcel Soural, Chairman of the Board of Trigema.
In residential development, we completed the first phase of the LIHOVAR project in Smíchov last year. In the same year, it received first place in the prestigious Best of Realty competition in the Rental Housing category. The jury particularly praised our courage and vision in creating a modern residential development between two busy urban thoroughfares, thereby making a natural contribution to the further development of the entire area. Just a two-minute walk from Stodůlky metro station, we completed the Paprsek project, which combines high-quality housing with practical features for everyday urban life.
Last year, we also remained actively involved in specialist projects focused on analysing and interpreting developments in the residential market. We participated in professional conferences and workshops and organised our own press conferences, where we presented findings based on data analyses by Flat Zone and Dataligence. These activities enabled us to share relevant information with both industry professionals and the wider public.
Trigema Building remains one of the key pillars of our Group in the construction sector. In 2024, it once again confirmed its role as a reliable partner for public institutions, commercial investors, and the Trigema Group’s own development projects. With revenue exceeding CZK 2 billion, we continued to expand our construction activities with an emphasis on quality, sustainability, and innovation. Our most significant contracts include the construction of a new nursery school in Prague’s Lipence district, scheduled for completion at the end of 2025; the sensitive renovation of a day-care facility operated by the General University Hospital in Prague, located within a UNESCO World Heritage Site; construction work at Terminal 1 of Václav Havel Airport Prague, including repairs to approximately 9,000 square metres of roofing; and numerous other projects across various segments of public and private construction.
Within Trigema Leisure, we continued to develop our ski resorts. Through a rebranding initiative, we brought our mountain destinations together under the shared Nahoru brand, providing visitors with greater convenience both on the slopes and online. At Nahoru Resort Rokytnice, we invested in three new SnowFactory snowmaking modules and two Italian Prinoth Leitwolf X snow groomers equipped with satellite-based snow-depth measurement technology. Nahoru Resort Monínec is undergoing extensive modernisation. We are investing in the latest snowmaking technology, renovating the hotel, and have expanded the resort’s offering with a new adrenaline attraction—a bobsleigh track. Thanks to these innovations, we are also able to launch the winter season among the first resorts in the country. At the Dog in Dock winery, we are continuing the second phase of construction of a modern winery complex that will offer luxury apartment accommodation, a conference hall, and a retreat centre for relaxation and regeneration.
Social responsibility and sustainability are integral parts of our corporate culture. As an investment group, we recognise the extent of our responsibility and strive to provide support wherever it is needed. In April 2024, we established the Trigema Foundation Fund of the Soural Family, whose aim is to provide long-term, systematic support for culture, community life, and social solidarity. This initiative builds on more than twenty years of our support for projects in the fields of art, education, and social responsibility. During the past year, we continued our regular support for Centrum Paraple, Czech Photo, the Toulava region, Dejvice Theatre, Jatka78, and the Czech University of Life Sciences volleyball team.
