Prague, April 28, 2026 – The investment group Trigema, developer behind iconic Prague projects and new urban districts, has expanded its residential portfolio with a new project in Benešov. Through the acquisition of two companies, it acquired over 26,000 m² of land designated for residential construction. Total investment in the project will exceed CZK 4 billion.

Benešov fits seamlessly into this logic – you can reach Prague from here by train in roughly half an hour, it offers full civic amenities, and provides ample space for high-quality residential development,” said Marcel Soural, Founder and Chairman of the Board of Directors at Trigema.

A modern residential neighborhood featuring an apartment mix ranging from studios (1+kk) to 3-bedroom units (4+kk) will be developed in the area across three consecutive phases. Sales launch for the first phase is scheduled for 2027.

“The project targets clients seeking a more affordable path to homeownership within commuting distance of Prague, without having to compromise on quality living and facilities. At the same time, we expect interest from investors looking for a stable long-term investment opportunity,” added Ondřej Beneš, Chief Commercial Officer at Trigema.

The Trigema Group has been active on the Czech real estate market for more than 30 years. During that time, it has completed over 27 major development projects featuring more than 2,900 apartments, which have fundamentally transformed the landscape of Prague.

Among its completed developments is the Fragment rental project, which combines modern architecture with art. The project earned awards in renowned Czech and international competitions and was named by Forbes magazine as one of the most interesting architectural achievements of the last decade. The building also utilizes energy-efficient and eco-friendly technologies, including ground-source heat pumps, heat recovery ventilation, and the utilization of rainwater and well water.

Another major development is Lihovar Smíchov, which builds upon the industrial character of the original brownfield site and transforms it into a modern residential district. Upcoming projects also include Top Tower in Nové Butovice, set to become the tallest building in Prague and one of the most discussed projects in the Czech Republic.
