In accordance with Article 4.6 (b) of the Common Bond Issue Terms and Conditions, which form Chapter IV of the basic prospectus of the bond program established in 2017, Trigema Real Estate Finance a.s. (Issuer) hereby informs that Trigema Projekt Smíchov s.r.o. Company ID: 01785451, as a member of the Group (as this term is defined in Article 15 of the Common Issue Terms), has drawn down a loan in the amount of over 10% of the consolidated assets of the Guarantor group (i.e. Trigema Real Estate a.s., Company Registration Number: 289 79 141) to secure financing.
The loan was drawn down on January 14, 2021 from Československá obchodní banka, a.s., based on a loan agreement. As of this date, the amount of the loan drawn down was CZK 322,500,000.

Trigema Real Estate Finance a.s. ("Issuer") granted J&T BANK a mandate to place new medium-term bonds in the amount of CZK 250,000,000 with the possibility of increasing up to CZK 500,000,000.
After obtaining all regulatory approvals, the Issuer plans a public offering in the Czech Republic and applies for admission of the bonds to trading on the Prague Stock Exchange.

Trigema's successful entry into 2020

At the beginning of 2020, the Trigema development team managed to reach an agreement with VGP, a company engaged in the construction and leasing of industrial areas, on the planned sale of the Kladno Industrial Area project (Trigema Projekt Lambda s.r.o.). Thanks to this divestment, the Trigema Real Estate subgroup secured important funds for further development and investments.
At the same time, after a long preparatory process, it was possible to obtain a zoning decision and a building permit in force for the Braník Housing Complex project. It began selling immediately at the beginning of March under the trade name Trigema Smart Housing @Braník. At the same time, construction work began in accordance with the project plan. The project falls into the category of medium-sized projects in terms of scope, with 140 apartments and 15 terraced family houses.

(Issuer) hereby informs that Trigema Projekt Nusle s.r.o., Company Registration Number: 08005745, as a member of the Group (as this term is defined in Article 15 of the Common Issue Terms and Conditions), has drawn down a loan in the amount of over 10% of the consolidated assets of the Guarantor group (i.e. Trigema Real Estate a.s., Company Registration Number: 289 79 141) to secure current project financing.
The loan was drawn down on January 21, 2020 from Československá obchodní banka, a.s., based on a project loan agreement. As of this date, the amount of the loan drawn down was CZK 204,392,872 (project loan limit CZK 352,182,062).

Trigema issued a second bond issue in the volume of half a billion crowns

Trigema has issued its second issue of securities through its corporate bond program, one year after the previous one. As part of the public offering that took place in November and December last year, it offered a five-year issue with an expected volume of 450 million crowns. However, investor interest more than doubled this volume.

Trigema Real Estate Finance a.s - issuance of another bond issue

This follows the previous issue from the bond program, when it issued three-year floating-rate bonds with a total nominal value of CZK 450 million during one month between December 2017 and January 2018.

In the first phase of the public offering of Trigema's bond issue, investors subscribed for securities worth more than 400 million crowns

After the development company Trigema announced its intention to establish a corporate bond program in May of this year, the first phase of the pilot issue subscription ended last week. Less than two weeks after the launch of the offer, investors had subscribed for bonds worth 407.28 million crowns as of the issue date. “The company’s original goal was to issue bonds worth 300 million crowns this year, but due to investor interest, we ended up increasing the volume,” says Marcel Soural, Chairman of the Board of Directors of Trigema. The funds will be used exclusively to finance the group’s real estate activities.
These are three-year bonds with a floating interest rate derived from the 6-month PRIBOR and increased by a margin of 2.95%. The coupon rate for the first yield period is 3.79% p.a.. The bonds are tradable on the Prague Stock Exchange. The transaction manager is UniCredit Bank. Trigema is preparing another issue within the bond program in the autumn of next year.
Trigema will expand investment options

Trigema will expand its investment options with the planned issuance of corporate bonds. The funds raised will primarily be used for new, larger-scale projects, in particular the purchase of unconnected land for future housing construction. Trigema's first bond issue, which is expected to be in the amount of 300 million crowns, is planned for the turn of this year and next.
The transaction will be arranged by UniCredit Bank. In a recent interview with Ihned.cz, Trigema's CFO Jiří Polanský revealed that this is not a one-time issue. Additional bond issues are also planned. Since this is the company's first bond issue, it may take several months for the Czech National Bank to approve the documentation for investors.
