Fragment represents a new chapter in rental housing, brought to life through a collaboration between developer Trigema, the architectural studio Qarta Architektura, and artist David Černý. Behind its unconventional facade, formed by dynamic, pixelated blocks, the building offers 140 designer-furnished apartments for rent.

Fragment is a premium rental housing project offering 140 extraordinary and fully furnished apartments for rent, ranging from studios (1+kk) to generous duplexes with rooftop terraces. Beyond design-furnished apartments, rental living at Fragment promises complete comfort and a hassle-free household experience. Tenants can take advantage of front desk and property management services, as well as assistance with other daily needs such as routine maintenance, major repairs, cleaning, or parcel delivery. “Fragment aims to rewrite the chapter on rental housing in the Czech Republic. By combining art and design in both its exterior and interior spaces, coupled with added-value services and high standards, it far exceeds the boundaries of 'ordinary' residential living. It serves as the flagship of our 'Developer Of Different' concept, which represents the union of architecture, art, technology, and sustainability,” says Marcel Soural, Chairman of the Board of Directors at Trigema Investment Group.

The captivating ground floor features a vibrant mix of shops and services, including The Miners café and bakery, Next.Move fitness club, Bowlers restaurant, a flower shop, a DM drugstore branch, and much more.

The building is supported by four monumental, iconic sculptures by Czech artist and sculptor David Černý – a arm, a leg, a hand, and a woman. Made from high-grade chromium-nickel stainless steel with a mirror-polished finish, the sculptures, in harmony with the Fragment building, symbolize human community, its ability to support one another, and the strength found in human togetherness.

“From the outset, our vision for the Fragment project was to connect high-quality architecture and modern art with everyday life, placing the capital back in the spotlight of contemporary building design. We want to create original, functional, and utilitarian structures that leave a legacy for future generations—and perhaps provoke a little, too. Provocation in architecture is necessary, and the exceptional location of Rohanské nábřeží practically called for a unique architectural feat,” explains Marcel Soural.

Fragment stands out not only for the iconic sculptures supporting the structure, but also for its architectural design. “The building is composed of unconventional, pixelated surfaces of blocks—or fragments—layered into a functional structure to form a compact whole. Both from the exterior and through its uniquely designed interiors, the building resonates with its name. It reflects ‘fragments of time’—the connection between the present, past, and future—‘fragments of lives’ of its residents, and ‘fragments of art,’” explains Jiří Řezák, partner at Qarta Architektura.

The Fragment rental residential project excels not only in architecture and service offerings, but also in its clever layout solutions and technological equipment inline with the high standards of the Developer Of Different concept. Living at Fragment centers on state-of-the-art solutions for maximum comfort. Technological features in all units include heating and cooling via activated ceiling panels, HVAC with heat recovery, air filtration, and humidity/temperature control for incoming air, as well as a Loxone Smart Home system to control indoor climate, ventilation, lighting, video intercom, and security.

The building itself was created not merely as an extraordinary architectural landmark, but as a structure that maximizes advanced construction solutions. Technologies used include ground-source heat pumps paired with a system of 30 geothermal boreholes to a depth of 180 meters, well and rainwater harvesting to meet operational demands, and green vegetated roofs.

The final building approval (occupancy permit) took place gradually throughout the first and second quarters of 2023.

The building is located on Sokolovská Street, Prague 8 – Karlín. The residential building contains 140 units with layouts ranging from studios (1+kk) to 3-bedroom (4+kk) apartments, with duplexes located on the top floors. The ground floor features 15 retail units and the Czech Photo Fragment Gallery space. Construction began in October 2020, with occupancy approvals granted between March and June 2023, and full completion in June 2023. As the developer, Trigema completed the building turnkey including interiors—delivering fully furnished apartments ready for occupancy. Total investment in the project amounted to CZK 1.5 billion.
